Per Apartment List, the median metro's rent has risen 27.3% since June of 2019 (past 5y) Three are up over 50%: Knoxville TN, Sierra Vista-Douglas AZ, and Jackson TN Five have fallen: SF-Oakland-Berkeley CA, Panama City FL, Lake Charles LA, Odessa TX, Midland TX

Lots of corporate relocations/expansions. I don't find it very appealing but it's not really that different from where I live.

With Knoxville, given the University and its consistent apartment demand, I could see a situation where a relatively small amount of net migration causes a big spike in rents.

Knoxville is a regional hub, with the university, the national lab in Oak Ridge, and general nice scenery. I think it benefited some from remote workers, like Boise and Asheville
