With Knoxville, given the University and its consistent apartment demand, I could see a situation where a relatively small amount of net migration causes a big spike in rents.
Knoxville is a regional hub, with the university, the national lab in Oak Ridge, and general nice scenery. I think it benefited some from remote workers, like Boise and Asheville
